How much has rustic land risen in value?

I have inherited a plot of rustic land of 2 hectares, approx 20,000m2 in one plot a few kilometers outside Coin just off a main road.
The land was bought for the equivalent of 5,000 back in 1989.
It has been professionally valued at 175,000 recently by a professional surveyor.
My question is could the land have gone up in value so much over the last 20 years?
Any help greatly appreciated

I understood from a surveyor/valuer a couple of years ago that rustic land is only valued at 1 a square metre.

If the land has a building licence etc. or is urbanizable it would be worth much more. This is only my opinion.

I would suggest you get several opinions, but a surveyor/ bank valuer should know. As with anything, its only worth what someone will pay for it.
