If you have just purchased or already own a property in Almeria and are considering letting it there are a few things you should seriously consider.


Be very cautious when an Estate Agent tells you that you could make large sum of money by renting your new holiday. Managed properly you are more likely to cover your costs if you have a small mortgage and community fees to pay.
Renting of holiday property outside the main holiday months is not guaranteed and that long let prices are greatly reduced.

With summer lets you will be paying your agent up to 25% for taking the booking plus your cleaning and laundry costs. . These will vary upon the number of guests staying and can seriously add up.

You will need to equip your property. For an apartment that sleeps 6 you will need three sets of towels for each person due to turn around time in the summer. This could mean up to (3 towels per person) 18 in all. There also has to be enough cutlery, glasses and seating.

As you could imagine some holidaymakers are not the most considerate of guests and there are likely to be some damage and breakages. Make sure your agent takes a deposit and he/she inspects the property after each let as these minor costs add up.

For peace of mind find a rental agent you can trust, and be prepared to pay for a good honest service. Always ask for accounts and check these if you can.
You should also consider advertising your property yourself. This can bring in extra rentals, which can be handled by your agent locally. Most agents will not expect a % from this though some do.

Try your local papers, work colleagues and web sites. Viva-Malaga offers a very reasonable priced package. Of course there are others, but probably more expensive and with less features.
